
A development application has been received by Council for 15 units at 203 Esplanade, Redland Bay.
The proposal includes 5 two-bedroom units and 10 three-bedroom units. While this development would increase residential supply in Redlands and may support the commercial activation of the Redland Bay Shopping Village, I do have concerns about the proposed shortfall of seven parking spaces against the Acceptable Planning Outcomes given the exceptionally high on street parking demand in this area.
This is especially important given the existing demand for on-street parking in the area. The Transport Impact Assessment notes that “on-street parking is available, and its use would not adversely impact neighbouring residents” — however, I want to better understand how this has been assessed and what the potential local impacts may be.
